From first conversation to handover

1. Talk through your plans

Every new home build is different, but having a clear process makes it easier to know what happens next. We start by talking through what you want to build, your section, your budget and any plans or ideas you already have.

2. Develop the concept & estimate

If needed, an initial floor plan is developed before a proposal and estimate are prepared, giving you a clearer picture of the home, scope and likely costs.

3. Finalise plans & contract

The plans are developed further, with engineering and council consent coordinated as required. Once the details are agreed, the building contract is prepared and signed.

4. Build your home

Benchmark Build coordinates construction and the trusted trades involved, keeping you updated at key milestones with progress photos along the way. Any variations or unexpected costs are discussed with you before work goes ahead.

5. Handover & aftercare

Once your new home is complete, you’ll go through the final handover. A 12-month defect warranty is also provided for any issues that need attention after you move in.

This four-bedroom, single-storey new home in Mangawhai began as a Benchmark Build spec home. When the owners purchased partway through construction, there was still an opportunity to make changes to suit them, so the remaining stages of the build were adapted while keeping the project moving towards completion.

  • No. You can come to Benchmark Build with completed plans, plans that are still being developed or simply an idea of what you want to build. We can work with you from the stage you’re currently at.

  • Yes. If you need a design and build approach, Benchmark Build can help coordinate the plans, engineering and council consent needed to get your new home ready for construction.

  • Yes. Building a new home on your own section is one of the main ways Benchmark Build works with clients. We can build from your existing plans or help you work through the design and planning stages first.

  • Benchmark Build is based in Mangawhai and builds new homes across Mangawhai, Waipu, Wellsford and Matakana. If your project is outside these areas, get in touch to discuss the location.

  • You’ll receive updates as your home progresses, including progress photos at key milestones. You’ll also have a clear point of contact throughout the build so you know where things are at and what is coming next.

  • If a variation or unexpected issue comes up, it will be discussed with you before the additional work or spending goes ahead. The aim is to keep costs and decisions clear as the build progresses.

  • You don’t need to have everything worked out. Start with what you already know about your section, the type of home you want and your approximate budget. We can talk through the rest from there.

  • Once construction is finished, you’ll go through the handover process for your new home. Benchmark Build also provides a 12-month defect warranty for any build-related issues that need attention after completion.
